1938 Bungalow in Myers Park for Sale
215 Brandywine Road, Charlotte, NC 28209 - $514,900
This charming home is fabulously updated and is ready for you to move in!
We were transferred in 2003 to Charlotte, NC from Atlanta - where we had a terrific house in Virginia-Highlands with a walking lifestyle; restaurants, art galleries, parks and shady streets, even a bakery with fresh french bread and cheeses less than a 10 minute walk from our house. We were not sure that we would be able to find a location with the same charm and variety of activities -
Instead we found this house with even more things to do, and even better services than we had in intown Atlanta. We have loved living in this house! Great neighbors, a wonderful location, and a charming home with a yard that is just right.
We've put a lot of ourselves into the renovations, and we had another round of work scheduled for this year, but life sometimes takes an alternate path and now we are moving to the Raleigh area. Please take a look at some of the features of our home and consider the advantages of becoming a 'intown' Charlottean...
Major Attractions of this House
- Great location - short, stressless three mile commute into Uptown Charlotte - if you want to support public transit there are two bus lines you can catch while leaving the car at the house
- Great location - easy five minute drive to Southpark, central location makes it easy to access all of South Charlotte.
- Great bones - 1938 Bungalow with nine foot ceilings on main floor, original narrow oak floors, crown molding
- Easy walking distance to many restaurants, shops, movie theaters, a grocery store, even an independent bookstore, and one of the three best hardware stores in Charlotte
- Large, shady intown lot with huge mature oak trees, sidewalks, and lots of quiet streets for evening walks
- Fantastic kitchen with cherry cabinets and stainless appliances, with a modern layout designed by the architect-owner
- Good floorplan for circulation - you can get to almost all of the rooms on the main floor from two directions
- The Little Sugar Creek greenway, part of Charlotte's growing network of parks and trails, is just down the hill. Today it connects to Freedom Park, but eventually it will extend North of Uptown and down to South Carolina
- A working basement (pretty rare in Charlotte) with a large laundry area and a separate hobby room
- Plenty of garage space, not usually seen in these neighborhoods in these older bungalows. Another legacy of the architect-owner, the large two-car garage in back is also set up as ideal shop space with a 100 amp breaker service, windows on two walls for plenty of natural light, and extensive attic storage with pull-down ladder access
- Room for improvements - we've already re-worked the main bathroom and replaced all the 'popcorn' ceilings, but removing the aluminum siding was next on the list - an easy project with instant curb-appeal improvement for the next owner
- Great neighbors
- Did we mention the great location?

More on Myers Park
What's so great about Myers Park?
Charlotte was a pretty small city in the early 20th century, and does not have very many 'streetcar neighborhoods'
from that era. The principal remaining close-in areas with early 20th century architecture and compact walking layouts
are Dilworth, Elizabeth, Fourth Ward (inside the 277 loop), Eastover, and Myers Park.
With a limited supply of these neighborhoods, and a lot of people moving into Charlotte
looking for homes with a mix of services and easy access, prices have risen dramatically over the past ten years.
Myers Park, a community dating back to 1911, was planned with looping roads to provide easy access to a trolley line into uptown Charlotte.
Today most of it is a National Historic District noted for a mix of housing, churches, and services, for Queens College, and for the huge oak trees that shade the sidewalks and streets.
Myers Park has cachet and resonance for Charlotte residents, it carries a load of positive images when you tell someone you live in the neighborhood.
It is also home to arguably the most sought-after schools in the Charlotte-Mecklenburg system.
215 Brandywine Road is four blocks from the Myers Park High School/Alexander Middle School campus,
and our elementary school is the Park Raod Montessori School, 7 blocks away.

Great House for Projects
If you are a serious hobbyist, you will not find a better house in a close-in Charlotte neighborhood. Detached garage has serious wiring, lots of control for lighting inside and out, even three ceiling fans for warm days! Windows on two walls provide ample natural light for day projects.
For even more hobby space, the house has a partial basement - over 500 square feet - with a large laundry room and a workroom the same size as the living room. (All the scary fishtank life support systems will unbolt and be wisked away when we move the 300 gallon saltwater reef tank in the back bedroom).
We've already run plumbing and power for two different washer/dryer locations (and vents!). The workroom makes a terrific hobby room, or it could be used for an exercise room, or even built out for a small home theater. The fireplace in the workroom does not have a working flue, but it would be ideal for one of the modern ventless heater styles. Both rooms in the basement have heating and cooling vents.
